Q: CAN YOU HOLD A PLACE BEFORE I APPLY?
A: No, we cannot hold a place prior to an approved application. However once you pass the application process you may
place a Deposit to Hold for the purpose of securing the execution of a rental agreement.

Q: HOW OLD DO YOU HAVE TO BE TO APPLY?
A: You must be 18 years old.

Q: IS THERE A MINIMUM INCOME STANDARD?
A: Yes, as a general rule, the household income must be at least three (3) times the monthly rent amount.

Q: WHEN CAN I SEE YOUR PROPERTIES?
A: If the property is occupied, then we are required to give 24 hour notice to the occupants. Properties that are vacant can be shown without notice. We show our properties by appointment (9 AM to 5 PM during the summer and 9 AM to 4:30 PM during the winter).

Q: IF MORE THAN ONE PARTY IS INTERESTED IN A PROPERTY, HOW DO YOU DECIDE WHO GETS TO RENT IT?
A: In compliance with the Fair Housing Act, we must accept the first qualified applicant who turns in our application and passes our credit and background check. To ensure consistency, our properties are offered on a “First Call, First Serve” basis.

Q: HOW LONG ARE THE LEASE CONTRACTS?
A: The standard lease contract is twelve (12) months.

Q: ANY WIGGLE ROOM ON OTHER LEASE TERMS?
A: Our goal is to provide a lease that makes everyone happy: tenant and property owner. We will do our best to accommodate any requests you make, but we can’t guarantee anything. We request you communicate your preferences early in the process.

Q: WHAT IF I HAVE A PET?
A: If the property you are pursuing is “pet friendly” then you must provide documentation for your animal that includes license, shots and detail description for our records. A pet deposit will be required and additional pet rent will be charged.

Q: DO I PAY FIRST AND LAST MONTH’S RENT WITH MY SECURITY DEPOSIT?
A: We require first month rent and security deposit, usually equal to one month’s rent, to be paid at lease signing. Please note the security deposit cannot be used for the last month’s rent.

Q: IS THE DEPOSIT REFUNDABLE?
A: A deposit is always considered refundable, based on the condition of the property when you vacate.

Q: WHO PAYS THE UTILITIES?
A: The tenant is responsible for all utilities.

Q: CAN I CHANGE THE LOCKS ON MY HOME?
A: No. Prior written approval from the property manager must be obtained to have the locks changed.

Q: ARE MOVE-IN DATES FLEXIBLE?
A: Due to high demand for our properties and compliance with the Fair Housing Act, we generally require that tenants be able to accept a move-in date and begin paying rent within two weeks of application. However, if you require a certain move-in date, let us know early in the process and we will do everything we can to accomodate you.

Q: DO I HAVE TO BE PRESENT FOR A SERVICE TECHNICIAN TO PERFORM WORK?
A: No, you do not have to be present while work is being done. We will usually advise you of when a vendor will be scheduled to come out for your work order.

Q: MY LEASE EXPIRATION IS COMING AND I WANT TO MOVE OUT. WHAT DO I DO?
A: Notice must be given in writing with at least 30 days notice.

Q: WHY DIDN’T I RECEIVE MY FULL SECURITY DEPOSIT?
A: The security deposit covers any cleaning and/or repairs needed to make the property
ready for the next tenant. To ensure that you receive your maximum security deposit, we
recommend printing our Tenant Vacating Checklist and our Tenant Cleaning Checklist
and making sure everything on both lists are completed.

Q: WHAT IS “WEAR AND TEAR”?
A: “Wear and Tear” is an acceptable level of damage that a property incurs during the time a tenant moves in until they vacate. This does not include damage caused by accident or incident. For each new tenant, we do a detailed report of the condition of the property. Conditions at move-in and move-out are documented and compared for damages that need to be addressed.

Q: WHO NEEDS A COSIGNER?
A: Anyone that doesn’t qualify financially for a rental can be reconsidered with a qualifying co-signer.

Q: HOW DO I PAY RENT?
A: We will provide you a tenant portal on signing day. You will be able to log into your portal at anytime and pay your rent.

Q: I WANT TO MOVE OUT, BUT MY ROOMMATE WANTS TO STAY. WHAT DO I DO?
A: We will need to run a new credit check for your roommate and determine if your roommate qualifies to rent the property on their own. If they qualify then we will need to draft a new rental agreement to remove you from the lease.

Q: WHO IS RESPONSIBLE FOR PAYING FOR REPAIRS & MAINTENANCE REQUESTS?
A: We screen each maintenance request. There are no costs associated with request. There are only costs to the owner when we approve the request and a repair is required.
